The Syrian real estate market has seen positive developments in recent weeks. Emaar Properties has announced plans to invest approximately $18 billion in projects across Syria, with about $11 billion allocated for Damascus and $5 to $7 billion for coastal projects. Some of these projects are expected to commence in the coming months, reflecting investor confidence in the recovery of the Syrian real estate market.
In Damascus, the "Abyat Hills" project was launched in the Qudsaya suburb, aiming to build 2,000 housing units over 300,000 square meters within four years, in collaboration between a private developer and the General Housing Authority.
Regarding prices, a report indicated that the cost per square meter in Damascus is influenced by factors such as location, services, building age, finishing quality, and infrastructure. Prices vary significantly between neighborhoods close to the city center and those farther away.
However, the market faces challenges related to security stability. Damascus experienced two explosions near the Four Seasons Hotel during French President Emmanuel Macron's visit, raising concerns about the city's stability.
Additionally, Syria faces challenges in the construction sector, with Omran Cement Company aiming to rehabilitate five plants by the end of 2026, with cement prices decreasing to $100-120 per ton compared to $165-170 in previous years.
Regarding food security, some northern regions of Syria are facing a food crisis despite improved harvests, with expectations of this crisis continuing until January 2027.
